I visit your home in person, at a time that suits you, including Saturdays, and give you an honest figure based on real local knowledge and comparable sales. No computer estimate, no obligation.
Scotland requires a Home Report before marketing. I'll recommend trusted local surveyors and guide you through arranging it as we prepare your home for sale.
Once instructed, I commission your professional photography, drone footage, branded video tour and floor plans, all produced to the same high standard.
Your home goes live on Rightmove, Zoopla and OnTheMarket at once, with a social campaign running alongside. Many local solicitor-agents never appear on the Rightmove agent finder. Every instruction of mine does.
I handle every viewing personally, feed back to you promptly, and manage offers directly. I'll give you my honest read on each one and help you decide how to respond.
Once an offer is accepted, the solicitors conclude the missives, the binding Scottish contract. I stay in close contact through to your completion date and flag anything you need to know.

Marketing fee
The marketing fee depends on the size of the property and the photography package required. It's confirmed in full before you instruct, with no hidden costs.
Commission
No sale, no fee
Commission is only due on a successful sale, at a rate competitive with local agents and agreed at your valuation. Worked example: on a £250,000 sale at 1% + VAT, commission of £3,000.
Selling in Scotland
Selling north of the border differs from England and Wales in a few key ways. I'll guide you through all of it.

Mandatory since 2008 and no more than 12 weeks old at first marketing. It bundles a Single Survey, an EPC and a Property Questionnaire.

Homes are usually marketed at a fixed price or "offers over" a figure. The Home Report value anchors both your asking price and the buyer's mortgage valuation.

The Scottish equivalent of exchange. Conclusion of missives creates a legally binding contract, handled by the solicitors on both sides.
