Why a face-to-face valuation matters

An automated online estimate uses general sold prices data. It doesn't account for the condition of your property, improvements you've made, the specific setting, or what's currently happening in your local market. A face-to-face valuation from someone who knows Dumfries & Galloway gives you a figure you can actually rely on, and an honest conversation about your options.

You choose your own solicitor. With Compass Estates, there is no requirement to use a tied legal service.

What happens at the valuation?

I visit your property at a time that suits you, walk through it with you and give you my honest assessment of its market value. I'll explain how I'd approach the marketing, what the process looks like and answer any questions. It takes between 30 and 60 minutes. There is no obligation to instruct.

Will you pressure me to instruct on the day?

No. A valuation is an information exercise. If you decide to sell and want to work with me, that's a separate conversation at a time of your choosing.

Can I get a valuation if I'm not sure I want to sell yet?

Yes. Many valuations are exploratory, understanding what a property is worth before making any decision. I'm happy to do this.

I've had a valuation from another agent, can I still get one from you?

Yes. A second opinion costs you nothing and a different perspective is sometimes useful before you commit to instructing anyone.
